An FHA mortgage calculator should answer one question fast: what will this home cost you each month, including FHA mortgage insurance? Entering only a purchase price and interest rate is not enough. A reliable estimate must include your down payment, the financed upfront mortgage insurance premium, annual MIP, property taxes, homeowners insurance, and any HOA dues.

For buyers who need flexible credit standards and 3.5% down, those details can decide whether a payment fits before you write an offer. This is especially true when a small change in credit score, rate, or county tax bill moves the monthly payment by a meaningful amount.

What an FHA Mortgage Calculator Should Include

Your FHA payment is more than principal and interest. The calculator should begin with the purchase price, subtract the down payment, and add the FHA upfront mortgage insurance premium if you choose to finance it. From there, it should calculate principal and interest using the note rate and loan term.

Then add the costs that are easy to overlook: monthly annual MIP, real estate taxes, homeowners insurance, and HOA dues where applicable. Taxes and insurance do not disappear just because they are not part of the loan balance. In many FHA transactions, they are collected monthly through escrow and are part of the payment you must qualify for.

A soft credit pull can make the estimate more useful because it helps identify the rate range and loan structure that may fit your actual profile. Coast2Coast Mortgage LLC offers the NoTouch Credit Pull process so buyers can begin with a soft credit inquiry rather than a hard inquiry. A soft-pull credit check does not create the same mortgage-shopping footprint as a full credit application.

A Fully Worked FHA Payment Example

Assume a buyer is purchasing a $400,000 home with a 3.5% FHA down payment and a 30-year fixed rate of 6.50%. This example uses FHA MIP figures verified as of October 3, 2026. Your final payment depends on the property, rate lock, insurance quote, county taxes, and approval terms.

The down payment is $400,000 multiplied by 3.5%, or $14,000. The base FHA loan amount is therefore $386,000.

FHA’s upfront mortgage insurance premium is 1.75% of the base loan amount. The math is $386,000 multiplied by 0.0175, which equals $6,755. If financed, the total loan amount becomes $392,755.

At 6.50% for 30 years, the principal-and-interest payment on $392,755 is approximately $2,482.45 per month. Because the base loan has a 96.5% loan-to-value ratio, this example uses annual MIP of 0.55%, or $386,000 multiplied by 0.0055 divided by 12. That equals $176.92 per month.

Now add estimated taxes of $400 per month and homeowners insurance of $125 per month. The estimated total payment is:

$2,482.45 principal and interest + $176.92 MIP + $400 taxes + $125 insurance = $3,184.37 per month.

That is the number to test against your household budget, not just the principal-and-interest figure. If the property has a $75 HOA payment, the housing expense used for qualification becomes approximately $3,259.37 monthly.

FHA MIP Structure for Calculator Inputs

The annual MIP percentage depends on loan term and loan-to-value ratio. The table below reflects FHA MIP structure verified as of October 3, 2026. The upfront premium is 1.75% of the base loan amount for the scenarios shown.

Loan TermBase Loan-to-ValueAnnual MIP RateMIP Duration
More than 15 yearsMore than 90%0.55% as of Oct. 3, 2026Mortgage term
More than 15 years90% or less0.50% as of Oct. 3, 202611 years
15 years or lessMore than 90%0.40% as of Oct. 3, 2026Mortgage term
15 years or less90% or less0.15% as of Oct. 3, 202611 years

The calculator should use the base loan amount, not the financed upfront premium balance, when estimating annual MIP. That distinction keeps the estimate closer to FHA’s calculation method. It also explains why two online payment estimates can differ even when they use the same home price and interest rate.

How Credit, Rate, and Down Payment Change the Result

FHA allows a 3.5% down payment for borrowers meeting the applicable credit-score requirement, while a lower score may require 10% down. Approval is never just a score question. Payment history, debt-to-income ratio, income stability, cash to close, and the appraisal all matter.

For a buyer in the 580 to 619 score range, FHA may offer a more realistic path than waiting for conventional terms to improve. Still, the best choice depends on the payment. FHA MIP can remain for the full term when the starting loan-to-value exceeds 90%, while some conventional financing may offer different mortgage insurance options for buyers with stronger credit and larger down payments.

Rate changes matter immediately. On the worked example above, a rate change of even one-quarter percent can shift principal and interest by dozens of dollars monthly. A NoTouch Credit Pull gives a broker a starting point to evaluate pricing without beginning with a hard credit inquiry. Buyers often search for a no hard credit inquiry, a soft credit pull, or a soft pull pre-approval because they want answers before committing to a formal mortgage application.

Why a Broker Review Matters After the Calculator

A calculator is a planning tool, not an approval. It cannot confirm whether overtime income qualifies, whether a gift is documented correctly, whether a down payment assistance program can pair with FHA, or whether the property meets FHA standards.

That is where an independent broker matters. Rather than being limited to one retail bank’s FHA menu, I can review options across hundreds of wholesale lender channels and look for a stronger approval path, pricing fit, or FHA specialty option. That can include an FHA purchase, FHA streamline refinance, or FHA 203(k) renovation loan when the home needs work.

For Virginia buyers, especially across the Richmond metro, the most useful next step is matching the calculator result to your actual income, debts, and county-specific taxes. Buyers in Florida, Georgia, Kentucky, Maryland, North Carolina, South Carolina, Tennessee, Texas, West Virginia, and Washington, DC can also receive guidance within my licensed service area. The goal is simple: replace a generic online estimate with numbers you can use confidently.

FHA Mortgage Calculator FAQs

Does an FHA mortgage calculator include mortgage insurance?

A complete FHA mortgage calculator should include both the upfront mortgage insurance premium and the monthly annual MIP estimate. Many basic calculators miss one or both, which makes the payment look lower than it may be. Confirm whether the upfront premium is financed into the loan amount.

How much is FHA mortgage insurance on a $400,000 home?

With 3.5% down on a $400,000 purchase, the base loan is $386,000. At a 1.75% upfront MIP rate, the financed premium is $6,755. Using a 0.55% annual MIP rate, the estimated monthly MIP is $176.92 before other payment components.

Can I use an FHA mortgage calculator with 3.5% down?

Yes. Enter the purchase price and calculate 3.5% as the down payment if you meet FHA’s applicable credit requirements. The calculator should then use the remaining balance as the base loan, add financed upfront MIP if selected, and estimate annual MIP separately.

Does FHA MIP go away after 11 years?

It depends on the starting loan-to-value ratio and loan term. For many 30-year FHA loans above 90% loan-to-value, annual MIP lasts for the mortgage term. For qualifying loans at 90% loan-to-value or below, annual MIP generally lasts 11 years under the current structure.

Is a soft pull pre-approval the same as a full approval?

No. A soft pull pre-approval is an early review based on available credit information and the documents provided. It is useful for planning and shopping, but final approval requires a complete application, verification of income and assets, underwriting review, appraisal, and satisfaction of program conditions.

Does NoTouch Credit Pull hurt my credit score?

NoTouch Credit Pull begins with a soft credit inquiry, which is not the same as a hard mortgage credit inquiry. It can help establish a productive starting conversation without immediately adding a hard inquiry. A full application later may require a different credit review.

Is FHAMortgages.net legit?

FHAMortgages.net is led by Duane Buziak, an independent broker with Coast2Coast Mortgage LLC. Licensing, loan terms, and eligibility remain subject to verification and underwriting. The site is designed to provide FHA-focused education and help buyers evaluate options before they make a mortgage decision.

Can FHA work with down payment assistance?

Often, yes, but program rules vary by location and source of assistance. The assistance must meet FHA and program requirements, and it may affect timing, documentation, income limits, or homebuyer education requirements. A broker review can determine whether the assistance structure fits the FHA transaction.
