Worked FHA example: $400,000 purchase

Assume a $400,000 home purchase with a 580-plus qualifying score and 3.5% down. The down payment is $400,000 multiplied by 3.5%, or $14,000. The base loan amount is therefore $386,000.

Using the current FHA upfront mortgage insurance premium of 1.75%, the upfront MIP is $386,000 multiplied by 0.0175, or $6,755. If financed, the starting loan balance becomes $392,755.

For an illustrative 30-year fixed rate of 6.50%, principal and interest on $392,755 is approximately $2,483 per month. With an annual MIP factor of 0.55% for this high-LTV example, estimated first-year monthly MIP is $386,000 multiplied by 0.0055, divided by 12, or $176.92. Before taxes, homeowners insurance, HOA dues, or flood insurance, the estimated monthly principal, interest, and MIP total is $2,659.92.

That math is why a soft pull review should include cash-to-close and full-payment estimates. The $14,000 down payment is not automatically the total cash needed, although eligible down payment assistance and seller contributions may reduce the amount you bring from your own funds.

Why broker independence changes the conversation

A retail bank typically reviews one internal FHA product menu.
