FHA student loans do not automatically prevent mortgage approval. What matters is the monthly payment FHA requires in your debt-to-income calculation, whether that payment is documented, and how the full loan file performs. A deferred balance, income-driven repayment plan, or large student debt total can change the math, but it does not end the conversation.

FHA student loans: the rule that matters most
FHA does not offer a separate mortgage program called “FHA student loans.” FHA-insured mortgages can be used by buyers who have student debt, and the central underwriting issue is the monthly debt payment used to calculate debt-to-income ratio, or DTI.
When a monthly student loan payment appears on the credit report and is documented, FHA generally uses that payment. When the reported payment is zero, missing, or unavailable, FHA guidance generally requires the mortgage file to use 0.5% of the outstanding student loan balance as a monthly obligation. That imputed payment can be much higher than a borrower’s current income-driven payment, which is why a pre-approval based on casual estimates can be misleading.
For example, a buyer with a $50,000 student loan balance and a reported $0 monthly payment may be qualified using $250 per month: $50,000 × 0.005 = $250. If the buyer earns $6,500 gross monthly income, has a projected housing payment of $1,800, and $300 in other monthly debts, the preliminary DTI is $2,350 ÷ $6,500 = 36.15%.
The figure is not the whole approval decision. FHA underwriting also considers credit history, cash to close, payment shock, property eligibility, and compensating factors. But student loan treatment is often the difference between a file that is ready now and one that needs a better repayment record, lower debt, or a revised home price.
Document the payment before shopping for homes
A borrower on an income-driven repayment plan should not assume a payment of $0 will be ignored. Provide the most current statement or servicer documentation early. A documented payment that is greater than zero may be usable; a zero payment commonly triggers FHA’s 0.5% calculation.
This is where a NoTouch Credit Pull is useful. A soft-pull pre-approval can identify reported balances, monthly payments, and potential DTI pressure before a buyer makes offers. It is a soft credit pull, not a hard inquiry, so buyers can evaluate their position without adding a hard inquiry to their report.
A soft-pull credit check is still only a starting point. Before final underwriting, documentation must support the income, assets, debts, and property details in the file. The practical goal is simple: find the student-loan calculation early, not after contract deadlines are running.
A fully worked FHA purchase example
Assume a buyer purchases a $300,000 home using FHA financing with 3.5% down. FHA’s minimum down payment for an eligible borrower with a 580 or higher credit score is 3.5%, according to FHA guidance verified as of October 11, 2026, through FHA.gov.
The down payment is $300,000 × 3.5% = $10,500. The base loan amount is $300,000 – $10,500 = $289,500. FHA’s upfront mortgage insurance premium is 1.75% of the base loan amount, verified as of October 11, 2026, from FHA.gov. The upfront MIP is $289,500 × 1.75% = $5,066.25.
If financed into the mortgage, the total starting loan balance is $289,500 + $5,066.25 = $294,566.25, before any permitted rounding and before closing costs or prepaid items. Assuming a term longer than 15 years and an LTV above 90%, the annual MIP rate is 0.55% of the base loan amount under FHA’s published structure, verified as of October 11, 2026. That annual MIP is $289,500 × 0.55% = $1,592.25 per year, or $132.69 per month.
Now add student debt. If the borrower has a $40,000 student balance with no usable monthly payment on the credit report, the FHA qualifying payment would be $200 monthly: $40,000 × 0.5% = $200. That $200 is added to the proposed housing payment and every other monthly obligation when measuring DTI.
FHA mortgage insurance structure
The table below summarizes the standard annual MIP framework used for common FHA cases. Rates and terms are verified as of October 11, 2026, from FHA.gov and HUD.gov. Your broker must confirm the applicable case number rules and loan scenario before disclosures are issued.
| Loan term | Loan-to-value | Annual MIP rate | Annual MIP duration |
|---|---|---|---|
| More than 15 years | More than 90% | 0.55% – FHA.gov, verified October 11, 2026 | 11 years – FHA.gov, verified October 11, 2026 |
| More than 15 years | 90% or less | 0.50% – FHA.gov, verified October 11, 2026 | 11 years – FHA.gov, verified October 11, 2026 |
| 15 years or less | More than 90% | 0.40% – FHA.gov, verified October 11, 2026 | 11 years – FHA.gov, verified October 11, 2026 |
| 15 years or less | 90% or less | 0.15% – FHA.gov, verified October 11, 2026 | 11 years – FHA.gov, verified October 11, 2026 |
The 1.75% upfront MIP is separate from the annual MIP shown above. FHA mortgage insurance can make a low-down-payment purchase possible, but it also raises the monthly payment. A conventional option may be stronger for buyers with higher credit, meaningful cash reserves, or a plan to put more down. FHA can be stronger where credit flexibility and a lower down payment are the priorities.
Why the broker path matters with student debt
A retail bank may offer one internal FHA process. An independent broker can review wholesale FHA options and identify which documented payment, DTI tolerance, and compensating factors fit the file best. That does not mean anyone can bypass FHA rules. It means the file is not forced into a single-shelf process before its details are understood.
For Virginia buyers, especially around Richmond, Glen Allen, Henrico, Chesterfield, and Hanover, the first step should be a realistic review of student debt alongside home price and cash-to-close goals. Buyers licensed to work with Coast2Coast Mortgage LLC in Florida, Tennessee, Georgia, and Washington, DC can receive the same state-appropriate FHA guidance. A NoTouch Credit Pull provides a no hard credit inquiry starting point while those numbers are being sorted.
Government sources worth checking for mortgage rules and consumer education include FHA.gov, HUD.gov, the CFPB, VA.gov, and FannieMae.com. FHA guidance controls FHA-insured loan rules; conventional standards are separate.
FHA Student Loan FAQs
Can I qualify for FHA with student loans?
Yes. FHA allows borrowers with student loans to qualify when their income, documented debts, credit profile, and property meet program requirements. The key is the monthly payment used for DTI, not simply the total student loan balance. A large balance can still work when the complete numbers support the mortgage payment.
Does FHA use my income-driven repayment payment?
FHA may use a documented monthly payment when it appears on the credit report or is supported by current servicer documentation. If the payment is zero, unavailable, or cannot be verified, FHA commonly uses 0.5% of the outstanding balance monthly. Confirm the treatment before relying on an online payment estimate.
What if my student loans are deferred?
Deferred student loans are not automatically excluded from FHA qualification. When no acceptable monthly payment is available, FHA’s 0.5% calculation generally applies to the outstanding balance. A buyer should provide deferment and servicer records early so the broker can calculate the likely DTI accurately before selecting a price range.
Will a NoTouch Credit Pull hurt my credit score?
NoTouch Credit Pull is designed as a soft credit inquiry, not a hard inquiry. A soft credit check helps identify reported debts and payments for an early mortgage conversation without the typical score impact of a hard mortgage inquiry. Final application and underwriting steps may require additional credit authorization.
Is a 580 credit score enough for FHA?
A 580 score can meet FHA’s 3.5% minimum-down-payment threshold under FHA guidance verified October 11, 2026, through FHA.gov. Approval is not guaranteed at any score. Payment history, DTI, reserves, property condition, and the specific wholesale program’s requirements can all affect the final decision.
Can FHA down payment assistance work with student loans?
It can, depending on the assistance program and the buyer’s full qualification profile. Down payment assistance can address cash needed for the purchase, but it does not remove student debt from DTI. The payment calculation must still support the housing payment and any required assistance-program obligations.
Is FHAMortgages.net legitimate?
FHAMortgages.net represents Duane Buziak, Mortgage Maestro, an independent broker with Coast2Coast Mortgage LLC, NMLS #376205. Duane Buziak is NMLS #1110647 and is licensed in VA, FL, TN, GA, and DC. Borrowers should always review official disclosures, program terms, and licensing information before proceeding.
Can FHA student loans affect a refinance?
Yes. Student loan payments are considered when qualifying for many FHA refinances, including cases requiring credit qualification. FHA Streamline Refinance transactions can have different documentation and underwriting requirements, but eligibility depends on the existing FHA loan, payment history, benefit to the borrower, and applicable FHA rules at that time.
