FHA Streamline refinancing can reduce paperwork and may not require an appraisal. FHA cash-out refinancing can access equity, but it has stricter limits and a new appraisal.

Choose the FHA refinance option that fits

Most borrowers refinance an FHA loan through one of two paths. The right answer depends on what you need the new loan to accomplish.

An FHA Streamline Refinance is designed for an existing FHA borrower who wants a lower rate, a lower payment, or a move from an adjustable-rate mortgage to a fixed rate. It generally does not require a new appraisal, although a broker’s wholesale underwriting options can vary. You must show a net tangible benefit, meaning the refinance needs to create a meaningful improvement under FHA guidelines.

An FHA cash-out refinance replaces your current mortgage and lets you receive eligible equity in cash. It requires an appraisal, full income and asset review, and generally limits the new loan to 80% of the appraised value. It can make sense for consolidating higher-interest debt, funding repairs, or building a financial reserve. It does not make sense when a modest payment reduction is the only goal and the added balance erases the savings.

A third option is refinancing from FHA into conventional financing. That can be worth reviewing when your credit profile, equity, and debt-to-income ratio have improved enough to eliminate mortgage insurance or reduce its cost. There is no automatic winner. The numbers decide.

Confirm eligibility before you apply

For an FHA Streamline, you need an existing FHA-insured mortgage. In most cases, the existing loan must have at least six payments made and at least 210 days must have passed since closing. Payment history matters. Recent late payments can limit eligibility or pricing, even if the core FHA rule is met.

A cash-out refinance is a full qualification. Expect credit, income, assets, debt, occupancy, appraisal, and title review. FHA has baseline standards, but individual wholesale investors may add their own requirements. That is where an independent broker has a practical advantage: instead of being limited to one retail bank’s FHA menu, I can evaluate approval and pricing pathways across 500+ wholesale options.

Calculate the payment, not just the rate

FHA refinancing includes mortgage insurance premium, or MIP. The upfront MIP is commonly financed into the new loan, while annual MIP is paid monthly. Those costs belong in the comparison alongside principal, interest, taxes, insurance, and any closing costs.

Here is a fully worked example using FHA’s standard MIP structure, verified August 4, 2026. Assume you have a $320,000 FHA balance and qualify for a 30-year Streamline refinance at 6.25%. The 1.75% upfront MIP is $5,600 ($320,000 × 0.0175), creating a new financed balance of $325,600. At 55 basis points annual MIP, the monthly MIP is $146.67 ($320,000 × 0.0055 ÷ 12).

The estimated principal-and-interest payment on $325,600 at 6.25% for 30 years is $2,005.48. Add $146.67 monthly MIP, and the estimated mortgage payment before taxes and homeowners insurance is $2,152.15. If your prior $320,000 balance carried a 7.25% rate, its principal-and-interest payment was about $2,182.75 before MIP. In this example, the new payment is only about $30.60 lower before considering any change in monthly MIP, so the refinance needs a careful break-even review. A lower rate alone is not enough.

The following MIP figures are verified August 4, 2026 against HUD Mortgagee Letter 2023-05. Actual duration can change based on the original loan-to-value calculation and term.

Shop terms with a broker, then protect your credit

A refinance quote should show the interest rate, APR, principal-and-interest payment, MIP, cash due or financed costs, and the estimated month when savings recover the refinance expense. Ask whether the quote assumes discount points. A lower rate with points can be smart if you will keep the loan long enough, but not if a move or future refinance is likely.

And if you recently bought your home, an FHA Streamline may not yet meet the required seasoning period.

The strongest refinance decisions are built from the complete payment, the break-even timeline, your expected time in the home, and the reason you are refinancing. That is a better standard than a headline rate.

FHA Refinance FAQs

Can I refinance an FHA loan without an appraisal?

Yes, an FHA Streamline Refinance generally does not require a new appraisal because it is intended for an existing FHA mortgage. The transaction still must meet FHA net tangible benefit and seasoning rules. A cash-out refinance requires an appraisal because the available loan amount depends on current property value.

What credit score do I need to refinance an FHA loan?

FHA does not establish one universal score for every refinance scenario, and wholesale investor overlays can apply. A Streamline may have more flexible credit treatment than cash-out refinancing. A soft pull review helps identify viable options before a full application, particularly when scores or recent payment history need attention.

Can I get cash back with an FHA Streamline Refinance?

No, an FHA Streamline is not a cash-out transaction. Limited incidental cash back may be allowed for small adjustments, but it is not a way to tap equity. If you need funds from your property, an FHA cash-out refinance or another properly qualified option should be reviewed instead.

Does FHA mortgage insurance go away when I refinance?

It depends on the new loan type and loan-to-value ratio. Refinancing from FHA to conventional financing may remove monthly mortgage insurance if sufficient equity and qualification standards are met. Refinancing from one FHA loan into another FHA loan normally includes new upfront and annual MIP under the applicable FHA schedule.
