FHA mortgage rates are not set by FHA, and the lowest advertised rate is not automatically the lowest monthly payment. Your credit profile, debt-to-income ratio, loan term, discount points, mortgage insurance, and the broker’s available wholesale options all affect what you pay. What Determines FHA Mortgage Rates?

An FHA loan is insured by the Federal Housing Administration, but private mortgage companies fund the loan and set their own pricing. That means two qualified buyers can receive different FHA mortgage rates on the same day, even with the same purchase price.

Credit score remains a major factor. FHA’s program rules allow a 3.5% down payment with a 580 or higher credit score and permit a 10% down payment in the 500-579 range, subject to the mortgage company’s underwriting rules. Here is the math using a $400,000 purchase price, a 3.5% down payment, and a 30-year fixed rate of 6.50%. This is an illustration, not a rate quote. Actual pricing changes with the market and borrower profile.

The down payment is $14,000: $400,000 × 3.5% = $14,000. The base FHA loan amount is therefore $386,000: $400,000 – $14,000 = $386,000.

FHA’s upfront mortgage insurance premium is 1.75% of the base loan amount. In this example, $386,000 × 1.75% = $6,755. When financed into the loan, the total loan amount becomes $392,755.

At 6.50% for 30 years, principal and interest on $392,755 is approximately $2,482.49 per month. With an annual FHA mortgage insurance factor of 0.55%, annual MIP is $2,123: $386,000 × 0.55% = $2,123. Divided by 12, monthly MIP is $176.92.

That produces an estimated principal, interest, and FHA mortgage insurance payment of $2,659.41 per month. Property taxes, homeowners insurance, HOA dues, and any flood insurance are separate. This is why comparing rates alone can mislead buyers – a lower rate with expensive points or a different MIP structure may not be the better deal.

Mortgage insurance is a defining part of FHA financing. The upfront premium can be financed, which preserves cash for the down payment, closing costs, reserves, or eligible down payment assistance. The annual MIP is paid monthly and depends on the base loan amount, loan-to-value ratio, and term.

For many buyers making 3.5% down, the annual MIP lasts for the mortgage term. That does not mean you are trapped forever. If equity and credit improve, a future conventional refinance may remove mortgage insurance, but refinancing must create enough savings to justify the new costs and rate.
