Why pair FHA down payment assistance?

FHA allows qualified borrowers to use approved sources for the required investment, including eligible down payment assistance programs. That makes FHA a practical path for buyers who have stable income and a workable payment budget but do not want to drain every dollar of savings at closing.

The assistance is not automatic and it is not one national program. Many programs are administered by state, county, city, housing finance agency, or participating nonprofit. A fully worked FHA and assistance example

Assume a Richmond-area buyer is purchasing a $350,000 home with a 620 qualifying credit score. The buyer uses a 30-year FHA loan at an illustrative 6.50% note rate. The rate is only an example, not a quote, and taxes, homeowners insurance, and any HOA dues are separate from this calculation.

The FHA minimum down payment is 3.5% of $350,000:

$350,000 × 3.5% = $12,250 down payment

The base FHA loan amount is:

$350,000 – $12,250 = $337,750

The FHA upfront mortgage insurance premium is 1.75% of the base loan amount:

$337,750 × 1.75% = $5,910.63 upfront MIP

When financed, the total loan amount becomes:

$337,750 + $5,910.63 = $343,660.63

For an FHA loan above 90% loan-to-value with a 30-year term, the annual MIP rate is 0.55%, verified as of September 1, 2026. The first-year estimate is:

$337,750 × 0.55% = $1,857.63 annually, or $154.80 monthly

At the illustrative 6.50% rate, principal and interest on $343,660.63 is about $2,172 per month. Add the estimated $154.80 monthly MIP, and the FHA loan payment before taxes, insurance, and HOA dues is approximately $2,327 monthly.

Now assume the buyer receives $17,500 in approved down payment assistance. That can cover the $12,250 FHA down payment and leave $5,250 toward eligible closing costs and prepaid items, if the local program permits those uses. The buyer still needs to understand whether that $17,500 is a grant or a second mortgage that must be repaid later.

The 1.75% upfront MIP applies separately in the common FHA purchase structure. Assistance can solve the cash-to-close problem, but it does not remove monthly MIP. Buyers should compare the total payment and future refinance path, not just the initial down payment requirement.
